New Guide Shows Texas Owners How to Verify a Commercial Appraiser’s Credentials

Oct 15, 2026

The Ambrose Group has published a guide explaining how the MAI designation differs from the Texas Certified General Appraiser license, what each requires, and the public lookups and seven questions commercial property owners can use to vet an appraiser before hiring.

Jersey Village, United States, October 15, 2026 /NewsNetwork/ -- JERSEY VILLAGE, Texas — The Ambrose Group, a Texas real estate appraisal, property tax, and cost segregation firm, has published a guide to help commercial property owners verify an appraiser’s credentials before commissioning a report. The guide at https://theambrosegroup.com/what-is-mai-designation-texas/ was written by Executive Vice President Daniel Ambrose, MAI, and explains how the MAI designation differs from the state-required license.

Property owners comparing appraisal bids often see different letters after each appraiser’s name. The guide separates the two credentials that matter most in commercial work. The Texas Certified General license, issued by the Texas Appraiser Licensing and Certification Board (TALCB), is the highest appraiser license the state offers and allows an appraiser to value any real property. On the standard path, it requires a bachelor’s degree, 300 hours of qualifying appraisal education, 3,000 hours of experience over at least 18 months and a passing score on the national exam.

The MAI is a voluntary professional designation from the Appraisal Institute, earned on top of that license rather than in place of it. Under the Institute’s requirements, as summarized in the guide, candidates complete four advanced exams, a general comprehensive exam and a demonstration of knowledge, log 4,500 hours of specialized experience over at least 36 months, and commit to the Institute’s code of professional ethics.

The guide also lists what the designation does not mean. It is not a separate license, it does not turn an appraiser into an advocate for the client, and it does not guarantee a value. “An appraiser, with or without three letters after the name, is independent and advocates for no one,” Ambrose writes in the guide. “The value doesn’t move depending on who is paying.”

The topic comes as appraiser qualifications draw national attention. In December 2025, The Appraisal Foundation released an exposure draft proposing to drop the college degree requirement for certified appraisers, a change Bisnow described as the most extensive reconsideration of appraiser qualification criteria since 1989. The same report cited an MtgeFi analysis showing the number of U.S. appraisers falling from more than 92,000 in 2016 to about 65,000 in 2025. With fewer appraisers in the field and qualification rules under review, owners have more reason to confirm who will sign a report and what credentials back it.

To make that check practical, the guide outlines seven questions owners can put to any appraiser. They cover license type and number, designation status, who will inspect the property and sign the report, experience with the property type, USPAP compliance, any work on the same property in the previous three years, and whether any part of the fee depends on the outcome. It also explains how to look up a license through TALCB’s License Holder Search, where a “-CG” suffix indicates a Certified General license, and how to confirm a designation through the Appraisal Institute’s member directory.

According to the guide, a designation matters most on complex, high-value, or income-producing property; on reports likely to be tested in litigation; and when a lender or institutional client requires one. For simpler assignments, a Certified General appraiser with deep experience in the specific property type can be the right fit. The page at https://theambrosegroup.com/commercial-real-estate-appraiser/ describes the firm’s commercial appraisal services, and a companion resource at https://theambrosegroup.com/real-estate-appraisal-guide/ walks through the full appraisal process, from inspection to the final report.
